What does a new roof cost?
According to Angie’s List, the average cost to replace a residential roof as reported by members in 2019 was $12,995.
Of course, this is data pulled from across America, so the pricing for Houston, Texas, and surrounding areas will differ.
Pricing is also affected by roof size, roof pitch (the steeper roof is more dangerous and takes more time), materials (asphalt vs. slate vs metal), and time of year (fall is the busy season).
Additionally, access affects price too. Carrying materials farther means more labor and time.
Expect that around 40% of the cost will be for materials, and 60% of the cost for labor.
How much does it cost to maintain my roof?
A well-maintained roof should last over 20 years, but how much does it cost to maintain that roof?
Maintenance should be low-cost but can vary.?
The maintenance you will want to consider:
Gutter Cleaning: your gutters should be cleaned twice a year. We recommend cleaning out the detritus of winter when spring starts to bloom, and then again after all the leaves have fallen in late autumn.
Attic Checks: at least once a year you need to inspect the attic or the areas of your home immediately below the roof. Check for mold, drafts, discoloration, drips or leaks, signs of animal life.
General Observation: keeping an eye on your roof helps you notice if there are patches of standing water, missing shingles, loose flashing, or any other issues.
Tree Trimming: your trees, bushes, and surrounding foliage should have no contact with the exterior of the home. Not only can trees scratch and wear down the exterior and roof of your home, they can also provide a bridge for animals and insects straight to your home.
Roof Patching: Small areas of damage, loose flashing, missing shingles, gutter problems, and other minor roof issues will likely cost you a few hundred dollars depending on the size and severity of the problem. Fix them before they become a bigger problem
How do I clean my roof?
Use a sprayer attached to a garden hose that?s filled with equal parts chlorine bleach and water. of laundry strength liquid chlorine bleach and water. DO NOT Use a pressure washer, which can loosen shingles and seriously damage your roof
Wet plants and shrubbery thoroughly with plain water and cover them with plastic before beginning your job, then rinse them when you complete your job.
Clean your roof on a cloudy day and don?t assume the solution will immediately remove the growth from your roof and apply the solution again. Have patience and let subsequent rainstorms complete the job [algae and moss can take time to die off].
How long will a new roof last?
There are a lot of factors that impact how long your roof lasts, some of these include:
Quality of the installation workmanship – A poor quality installation will shorten your roof’s lifespan.
Environmental conditions – Exposure to high winds, extreme temperatures, and falling debris can decrease how long your roof lasts.
The quality of materials used – Cheaper materials won’t cost as much upfront but will have to be replaced more often than other expensive roofing materials.
The type of roofing material used – Each roofing material has different durability, making them last longer or shorter in different conditions.
Generally, on average, slate, copper, metal, and tile roofs can last more than 50 years. Homeowners with wood shake roofs should expect them to last about 30 years, while fiber cement shingles last about 25 years and asphalt shingle/composition roofs last about 20 years.
What is the best type of roof?
Your choise of the best type of roof really will vary based on application, location, environment, and goals.
What is important to remember is that there is a direct relationship between quality and expense, and in the case of roofing, quality usually translates as longevity. It rarely, if ever, makes sense to shop roofing material based sheerly on price, when spending a little more may give you a roof that lasts for as long as you own the house. A cheaper roof is not going to be a bargain if it needs to be replaced every 9 years.
